Meeting with Tristan Markulija As the owner of Crest Property Investments, it can be difficult to lock Tristan down for a chat, but we had the opportunity to sit down with him to check in.
Q. How’s life in the fast lane?
It has been a very busy 12 month period. Obviously the property market is experiencing a much needed slow down with the cause of interest rate hikes, but overall we have had a productive year to date. It certainly felt like the fast land this year, but we have been so grateful to be trusted by some many clients and business associates with making some really big financial decisions. It really feels like a privilege to be part of someone’s financial journey. As a previous accountant and financial planner I have been luck to be part of helping people becoming financially independent, but it feels more rewarding when you help them with the big decisions such as finding a property for them.Q. What type of buyers are coming to you the most?
We certainly help all types of buyers. I like helping different people who have varying objectives, timeframes and budgets. It keeps my job entertaining as one day is never the same as the last! I generally help more property investors while the team help other types of buyers. I am finding an increase in buying demand after being in a potion to save money during the covid lockdowns. Even though I am working closely with investors, you’d be surprised to know that not all of my recommendations are the same for each buyer. Last year, we had our favourite hot spots, but this year we have found better opportunities that we see are the new hot spots for 2023 and beyond.Q. What location is best?
All states have differing trends. Being domiciled in Melbourne doesn’t refrain our advice and/or research to interstate opportunities. There are some hot spots popping up with the change of demographic and government spending. However we do take our client’s situation into consideration, which results in different recommendations. Some clients want higher income, metropolitan locations nearing the central business districts are the way to go with vacancy rates dropping fast. If clients are seeking capital growth, then we focus on areas where they are a little less developed but have proven upside such as infrastructure and schools to name a couple.
Q. What is the best property type for investors?
All property types, particularly townhouses, apartments and house & land have their proven characteristics to suit different investors. However should a client have the right objectives, house and land is the best property choice as it offers long term rate of return through income (rent) and capital growth, where property values appreciate with the benefit of its land component.Q. What are your personal plans for 2023?
I haven’t looked to far forward as yet. I often reflect on my plans over the festive season when things start to quite down. I would like to go somewhere warm during Melbourne’s winter next year. Professionally, I’d like to meet some new business associates who will benefit from the property opportunities that lay ahead of us. Property has always been seen by investors as there preferred asset class.
