The benefits of a rear loaded home. There are many house designs created to cater many different forms of land sizes. Rear loaded homes are one of these great solutions that are being warmly received by buyers.

What is a rear loaded home?

 A rear loaded home is when a garage is situated at the rear of the home, rather than at the front adjacent to the front door entry. Having a garage situated at the rear allows for a house plan designs to fit on a narrow block of land. Making the garage and driveway accessible at the back of the property provides more room to have more internal space when the block has a smaller width of 6.0m – 10.5m. Rear loaded homes have no front driveways and garage doors, making them a visually appealing choice.

As the garage is assessable at the back of the block, you’ll see in the image below, that a rear loaded home has two entry points to the home. It may have a gate or short fencing that leads to a front door or porch from one road in front of the home, while the garage door will be entered from another street facing the back of the home. Unlike townhouses or small double storey homes, rear loaded homes are all often in a similar stock standard design due to their lots’ sizing limitations and the developer guidelines that specify how these houses must be planned.

Living in a rear loaded home

It’s not common for buyers to actively choose rear loaded home floor plan. It’s not seen to be a conventional floor plan. They are a standalone home, which means there are no owners corporation fees, however most visualise a home with a traditional aesthetic look of having the garage adjacent to the front door and being part of the landscaped design. The popularity is likely to increase as property prices increase. It does open the opportunity to many buyers including investors and first home buyers the chance to buy a home within an affordable price tag.

As more land estates continue to be introduced, you’ll see more of these in the years/decades to come.
