Will working from home change floor plans? The global pandemic (AKA covid-19) has caused inevitable change in the way we socialise, relax and work. It has no doubt changed our lives forever and we either learn from it or we get stuck in the now. In this market insight, we discuss how working from home may become the norm for many years or even decades to come. The days of a corporate office may never be the same again.
People are coming out of lockdowns with a completely different mindset. A new means of socialising and working. It is becoming evident with our daily property consultations with buyers that many continue to desire the flexibility to work from home. It seems many believe their productivity is equally good, if not better. With the use of technology. particularly online communication platforms such as zoom and webchat, the possibilities remain endless.
Where working from home is an ongoing option many are considering lifestyle relocations. Geelong would be a very good example. The buyer demand to purchase a house and land package in greater Geelong has been incredibly high. Land supply has been sold out within the hour of a release. Having technology at home, many are finding they can work from anywhere.
This current desire of working from home looks to demonstrate a longer term trend. If this is the case, it leaves us with the question….
Will working from home change floor plans?
With the introduction of NBN and unlimited data, having the ability to section off heating and cooling to studies or work areas making it more economical and saving up to 2-3 hours in travel time per day will absolutely change the future of home designed floor plans.
At present, buyers are satisfied with either a study office or study nook. Some are buying 4 bedrooms homes rather than a 3 bedroom to accommodate a working space. These working areas can be located at the front of the home, or even at the back facing the back yard. Having natural light and some greenery inside/outside is improving the well being of many workers.
Not everyone has the affordability to have a dedicated office space. Many are still comfortable working off the dining table or kitchen bench. We believe keeping a sustainable working space, is best located in a closed off area away from where you spend your weekends and/or evening. We all still require a separation from work and home life, so to make this appropriate, careful planning is warranted.
