What is a buyers advocate?
Here are a list of roles a buyers advocate does to help a buyer get what they want. You can be a first home buyer, investor or owner occupier. The service is the same, but they type of property an the location will differ greatly.
We act on behalf of the buyer
In order to at on behalf of your buyer, you ultimately need to have a clear understanding of two things.
- Understand your buyers needs – this includes their budget, goals, objectives and risk tolerance. No one buyer has the same needs, so we take time to carefully learn more about you.
- Understand the property recommendation – When presenting property opportunities to you, we complete our due diligence on the builder and developer. We ensure that they have the financial capacity to build you a beautiful property, while having the experience to deliver it.
Buying brand new and off the plan property
We specialise in sourcing brand new and off the plan properties for the buyers. There are buyers advocates that help find existing or second hand property of off the plan opportunities. We help with the transaction
Once we find a property that satisfies your needs, we then help implement the transaction. That involves reserving the property, contracts of sale, deposits and receipts etc. We also evaluate and negotiate on the buyers behalf to enhance the property purchase as best as possible.
Concierge service
We assist with the purchase process through to settlement. Our concierge service supports you from the start to the finish. We liaise with your finance broker or bank, accountant, solicotor, financial planner and any other third party that you nominate. We work closely with the builder and developer providing construction updates, photos taken on site and much more. Our primary purpose is to help you successful purchase the property by keeping you updated and ensuring you have ample time to get your paperwork ready for settlement.
