What sort of construction happens before land titles? When buying a house and land package, the build obviously can’t commence until the land settles in your name. There is quite a bit of construction relating to the land component and in this market insight we share some of the process to help you appreciate why it takes time for a land allotment to title.
Here is a snapshot:
- Construction of earthworks – The first step in the process is to move the earth and level the land as much as possible. The site works will need specialised machinery to do this. In some situations, there may be a requirement to add additional dirt. This is added to the site to raise the level too. Excess material is also removed to create an easy level building pad.
- Electricity, internet and water installation – Once the earthworks have completed the next stage is to install the key services. These services are installed underground which include sewerage, water, electricity and telecommunications (internet).
- Building the roads – The road infrastructure is then laid. This includes nature strips, footpaths, roads and streetlights. At this stage the master plan starts to take shape. The Plan of Subdivision also now becomes available.
- The final touches – The estate now starts to look great, but it’s time to do some extras touches to bring the community to life. Final street trees are planted, your lot is trimmed, top soiled and pegs (wooden stakes) are installed to help you identify your lot.
- Compliance and paperwork – Before lodging land titles, the council undertakes an audit to approve the subdivision is delivered in accordance with the approved design plans.
- Land titles – Once approved, titles are lodged with the Office of State Revenue. Once titles are received, your solicitor will book settlement (which is usually 10-14 days).
- Time to build! – Once settlement has been processed, the land is ready to build your dream home or investment property with your nominated builder. There are a number of build stages, click here to learn more.
