Top 10 trends when building a new house. The property market has been in high demand in recent months. Many investors and owner occupiers have been taking advantage of various government stimulus packages and buying various types of properties in different locations.

At Crest Property Investments we have seen some common trends with what people are looking for when building a house and land package. Here are the top 10 latest property trends that have been passing our desk:

1. I want land, lots of it!

Land has always been among the most popular components to property. The trend in the market is very much ‘I want land’. The demand has been so high, that its outstripped supply ten fold. The most wanted land size has been 400sqm, but many find it satisfactory with a minimum of 350 sqm.

2. Walk-in-pantry

The walk-in-pantry continues to grow in popularity. In the past its been generally wanted by owner occupiers, but investors are equally keen to have it. It creates more storage and turns the kitchen into a far more sophisticated home. It also allows the remaining kitchen to open and hold less clutter.

Some walk-in-pantries came big quite big and have plenty of shelving space.

3. Air-conditioning

From split system cooler/heaters, to evaporative cooling and ducted refrigerated cooling, the warm summer nights in Melbourne has influenced the desire to have them. Most full turn-key homes feature a split system cooler/heater in the living room in addition to ducted heating through out, but some also offer an additional split system in the master bedroom or evaporated cooling in lieu. sourcing the right brand will also 

4. Kitchen island bench

This trend has been around for sometime. The kitchen island bench has been warmly received. It adds class and sophistication to an open floor plan, it separated the living area to the kitchen but its also very function. In a lot of cases, the kitchen island bench also has the tap and dishwasher included with it.

A kitchen island bench is widely used for so many things within the household. Cooking is no longer its only use.

5. Higher ceiling heights

Ceiling heights in recent years have shrunk to as low as 2440mm. With many modern homes, they have well thought after designs to capture natural light and placing less emphasis on a lower ceiling. Things are changing in this space. Ceiling heights are more often seen to feature a standard 2590mm, while many buyer opt to take it further to 2700 mm. A higher ceiling height increases the feel that a home looks bigger and grander.

6. Open floor plans

Open floor plans are very much in and been so for a while. The trend is certainly not going away. An open floor plan has allowed families to better entertain with the functionality of more internal space. Having the open floor plan to extend into the kitchen our outdoor entertaining area has been a real compliment to a home design. The open floor plan allows families to redesign their furniture and custom the space to suit their individual needs. Its usually positioned to the back of the home.

7. Larger kitchen appliances

Most new home come with 600mm kitchen appliances. This includes the kitchen stove, rangehood and oven. The demand for 900mm kitchen appliances has increased while brands are also something on many buyers radar. The most popular brands are Miele, Smeg and Bosch to name a few. The brand can certainly add a hefty price tag, so look into your budget beforehand.

8. Walk-in-robe

The master bedroom wouldn’t be so inviting without the company of a walk-in-robe. Featuring a boys and girls side is also something growing in popularity. You can both have an included chest of drawers which allows you to have less clutter in your side table. There are many styles, some are also a walk way to the en-suite, some sit behind a wall where the bed is based from. There are some very creative designs.

9. Alfresco

Many Australians love an outdoor entertaining area. Having a family function outdoors with a barbeque has been such a rich local culture. In the past, some buyer aimed to build the outdoor area later once they move in, but the trend has shifted. Many feel that they simply never get around doing it. Many new homes feature an alfresco and its being very well received. All you need is a roofed concrete slab and you can comfortably dress the area up with outdoor furniture, windproof walls and a ceiling fan.

10. Stone benchtops

Many homes in the past defaulted with laminated benchtops. The trend shifted a decade ago where kitchen benches were fitted with stone bench tops while the bathrooms and laundry stuck with a laminated bench. The trend has further evolved with the demand for homes to feature stone benchtops throughout. It looks better, lasts longer and is easier to clean. Stone benchtops can range between 20mm-40mm.
